The folowing questions and answers will assist you in determining if a Flat Fee Listing service is for you.

  1. What is the MLS?

    The multiple Listing Service (MLS) is the National Association of Realtors (NAR) list of homes currently for sale. The Multiple Listing Service (MLS) is the primary data system (repository) that most Real Estate Agents use to market and sell property. This is the main tool realtors use to buy and sell homes. The MLS will put your home in front of thousands of buyer agents with serious buyers. All participating agents belong to their local Association of Realtors. According to the National Association of Realtors, almsot 80% of all U.S. homes are sold through the MLS. The MLS sells your home, not an Open House, Virtual Tour or Flyer.

  2. Why list your property in the MLS?
    The MLS is one of the most most popular Internet sites used by the consumers to search for properties which is fed into Realtor.com®. Sites such as Move.com®, Trulia.com®, Google.com™, Zillow.com®, Redfin are also fed from the MLS. (Realtor.com®, Move.com®, Trulia.com®, Google.com™, and Zillow.com® are trademarks or registered trademarks of the respective companies listed). Therefore inputing your home into the MLS enables your listing to span across the country and not just in the local area MLS. Your coverage will span beyond the Local MLS in your area.

    Real estate agents rarely use newspaper ads or other advertising to locate available properties, even though they may use them for their own advertising. Having your property listed in the MLS will provide needed exposure and will increase the chances that a real estate agent will find a buyer for your home. Real estate agents are motivated to sell properties listed in the MLS because the seller has already agreed to pay a commission

  3. How can Dalton Real Estate not charge the traditional 2.5 to 3.0%?

    RCFlatFee.com is a division of Dalton Real Estate. Dalton Real Estate is a privately owned REal Estate Brokerage which was founded in 1987 as the First and only Full Service Flat Fee Brokerage. In the case of PS Flat Fee MLS, the seller of the property would pay a Flat Fee regardless of the value of the home to have a listing in the MLS.   4. Will I incur addtional fees?

    There are no other additional fees but the fee you pay up front depending on the length of the listing you chose.
  5. Can I list a rental property on the MLS?

    You can list a rental property as well as a 'For Sale' property, there is no difference.
  6. Can I list a Commerical property on the MLS?

    We can list a commeircal property in the MLS through CARETS MLS. As an example of a commercial property that can be listed is a 6 family home, or other income producing residential property. Any non-residential business oriented property would be considered commercial.
  7. Realtor.com and the Local MLS Differences?

    Realtor.com is operated by MOVE, Inc. Realtor.com downloads property data from the hundreds of local MLS’s and makes that property data available to the public.
    Realtor.com is not a “For Sale By Owner” website, so seller’s contact information is not available or permitted to be posted. It is acceptable to list the seller as the property contact on the local Realtor MLS; as this is only accessible to Realtors. The MLS has a main advantage of all broker's participating in that MLS have an incentive to bring a potential buyer to your home. The first place a buyers agent looks is always the MLS, so there’s simply no better way to gain instant and widespread exposure for your home.
  8. How does the buyer contact process flow?

    We refer all buyer leads directly to you. If a buyer calls and says they are represented by an agent, we suggest they have their agent call you and set up the showing. If a buyer is not represented at this time and expresses to be represented by Dalton Real Estate, our team would show your home. The seller's phone number will be the contact number in the MLS but on Realtor.com and other public sites, the Agent/Broker number would be listed.
  9. Do I still have to pay the Agent/Broker that procures (brings) the buyer?

    To be listed in the MLS, you must advertise a commission to the agent who represents the buyer which is considered the cooperating broker. If a real estate agent presents an accepted offe acceptance, commission to that broker must be paid as advertised in the MLS llisting. The commission is paid at the close of escrow.
  10. If I find a buyer and there is no agent, do I still pay a commission on the buy side?

    If you bring the buyer to your own sale, there is no agent representing that buyer.
  11. What other sites will my property be listed on?

    Your property will be listed on Realtor.com and most other popular real estate websites such as Trulia.com, Google, Zillow and other sites throughout the internet that are fed from the MLS. Independent websites will obtain your listing directly from the MLS. The MLS has no control over what the independent websites add to their sites. Thus, we have no control over these independent websites and we cannot change or edit their content. Realtor.com is the only website that can be edited by your broker, and only if you purchase the “Showcased Listing” upgrade with your listing plan.

Therefore inputing your home into the MLS enables your listing to span across the country and not just in the local area MLS. Your coverage will span beyond the Local MLS in your area. Once your home is listed in the local MLS, it will take up to 2-5 days to appear on other national websites, i.e., Trulia.com, Realtor.com and Yahoo.com. Cycles occur to update data from the MLS and data is fed to other sites.

  12. Is Dalton Real Estate a licensed brokerage?

    Dalton Real Estate is a Full Service licensed Real Estate Brokerage in California since 1987. Our team has exenstive experience in the Flat Fee Listing Services as this agency started the model in 1987.

  13. Can I cancel at any timee?
    Once the listing process has been completed, you may cancel your listing on the MLS, but the listing fee is non-refundable.

    You may email or call us at anytime and we will answer general questions at no charge.

  15. What happens when I receive an offer on my property?
    Once you receive an offer, you will be responsible for the escrow process and documentation. If you feel that you need assistance in interpreting or determining the merits of a purchase offer, conducting negotiations, completing the required disclosures and inspections, or otherwise moving your transaction to settlement, we recommend that you obtain professional representation.
